We verify your Florida license, insurance, and track record. Approval puts you in the partner network.

Bid on documented jobs

Our advisor has already visited the home, measured the roof, and photographed it. You bid on real conditions, using a standard scope so bids compare fairly.

The homeowner signs with you

When your bid is selected, you contract directly with the homeowner. On cash and financed jobs, their full payment goes into escrow, and you get written confirmation before you mobilize.

Build, document, get paid

Upload milestone photos from your phone. Funds release as each stage is verified, starting when permits are pulled and materials are ordered.

Close out clean

Final inspection, lien waivers, and the homeowner walkthrough. Final payment follows, with a small holdback released after a short post-job period.

Materials are paid up front. On funded jobs, your supplier is paid directly from escrow at the first stage, so you're not floating a whole roof on your account and hoping the homeowner pays at the end.

On cash and financed jobs, the homeowner's money is deposited with a neutral third-party escrow agent before work begins. Most stages release within 2 business days of verification, and never more than 5. Not held by us. Not held by the homeowner.

A certified (CCC) or registered roofing license in good standing with DBPR, with the qualifier active in the business.

General liability and workers' comp

Covering your crew and any subcontracted crews on the job, or a valid Florida exemption for owners.

A track record you can show

Years in business, references, permit history, and reviews. Manufacturer certification is a strong plus.

Milestone photo documentation

A few photos from your phone at each stage. It's how funds get released, and it protects you.

Clean lien paperwork

Standard Florida lien waivers with each payment, from you and your suppliers, and your crews paid on time.

Stand behind your work

Your workmanship warranty, honored. We help the homeowner manage claims, but the warranty is yours.

Who do I sign the contract with?

The homeowner. You are the licensed contractor of record on every job: your contract, your permit, your crew. 123 Roofing™ handles the sale, the pre-bid documentation, and the escrow process around it.

Who holds the money?

A neutral third-party escrow agent. Not 123 Roofing™, and not the homeowner. On cash and financed jobs, funds are deposited before work begins and released to you as each stage is verified.

How do I know the money is really there?

Before you order materials or schedule a crew, you'll get written confirmation directly from the escrow agent that the homeowner's funds are deposited.

When do I get paid?

In stages tied to real progress: when permits are pulled and materials are ordered, after tear-off and dry-in, at installation, and at close-out. A small holdback is released after a short post-job period. Each release follows your milestone photos and the required lien waivers. If the homeowner doesn't raise a specific concern within the review window, the stage releases. Most stages release within 2 business days of verification, and never more than 5.

What does it cost me to be a partner?

No commitment and no fee to join, and no pay-per-lead fees. On jobs you win, a management fee comes out at payout. Nothing on jobs you don't win.

Am I guaranteed every job I bid on?

No. Homeowners compare bids and choose. What we commit to is the process: every job you bid on is documented, and every cash or financed job you win is funded before you start.

What about insurance jobs?

Insurance jobs are paid the standard way, from the claim proceeds. We still bring the documented homeowner.

What if I find rotted decking?

Your bid includes unit prices for common hidden repairs, and the homeowner pre-funds a contingency. Documented repairs within it are approved in advance, so you never leave a roof open waiting on a decision.

Who decides if there's a dispute?

A licensed independent inspector, not 123 Roofing and not the homeowner. They check the work against the contract scope, code, and manufacturer specs. You get a chance to fix any issue first, and the undisputed portion releases on schedule.

Who owns the customer?

You're the contractor of record, and warranty service stays with you. New work and leads that come from a 123 Roofing job come through 123 Roofing.

Can you handle the paperwork for me?

Yes, through Turnkey Administration, an added service we offer separately from the standard partnership. In the standard partnership, you handle your own job paperwork, the same as today. With Turnkey Administration, we take it off your plate: permitting, lien waivers and job documents, billing, and invoicing. It's an extra-cost service you can add when you want it.
